If you don't get anything from this, here's probably one of the most important pieces of information when searching solo:
Most people are unaware that the list price you see online means nothing. I am here to explain the differences so there's no confusion in the future.
List Price: The price you see isnāt always the home's value. There are two strategies sellers often use:
- Listing the market value below will attract multiple offers and create a bidding war.
- Listing slightly above market value, expecting to negotiate a fair price.
Now, letās go over the two types of offer strategies: āOffers Any Timeā and āOffer Day.ā
Offers Any Time:
- You can submit an offer whenever you want.
- The price is usually a bit higher than what the seller will accept.
- Speed is key here. if you like a home, act fast, or you might lose it.
This method allows for negotiation, which can be in our favour since thereās usually less competition. This is the preferred strategy over an offer day.
Offer Day:
- You can only submit offers on a specific date and time.
- The price is set low (sometimes very low) to attract interest and create a bidding war.
- More competition means less room for negotiation, and homes often sell for more than theyāre worth. (Donāt worry. Iāll always make sure you donāt overpay. š)
The strategy chosen by the listing agent will not be visible to the public.
